Crawl Space Inspection Checklist

A dry crawl space helps keep your home healthy. All houses are designed to pull air from the crawl space up through the roof. In fact, up to 60% of the air that you breathe in your home comes from your crawl space. You must keep this area dry and at the appropriate humidity level. Many homeowners do not pay attention to this area of their home which creates health problems and financial problems for their family. Below are examples of extreme conditions due to long-term neglect of their crawlspace.

Dry Rotted Floor System

Constant water vapor can cause your floor joists and framing to rot, necessitating a costly repair. 

Constant moisture in your crawl space can cause the insulation to fall from your floor system, resulting in cold floors. 

Mold in Crawl Space

Standing water in your crawl space enables the growth of mold and mildew. When the relative humidity reaches 55%, mold spores grow. Mold and mildew spores can get inside the house and might cause health problems for your family if left unchecked.

Landscape Grading Above Vent

Often we see landscape grading that is too close to a crawl space vent which can allow drainage directly into your home’s crawl space. To fix this, we have the land graded to allow the water to drain away from the home. We also re-direct the water in a way that will not cause problems in the future.

Efflorescence in Crawl Space

Efflorescence is a key warning sign of hydrostatic pressure pushing water through a block wall. Efflorescence is a salt-like reaction that eats through cinderblocks, causing the cinderblock’s structural integrity to deteriorate.

The Crawl Space Interior Drain System (CID) is installed around the entire perimeter of the crawl space. When water travels underneath the footing or through the wall, our drainage system collects the intruding water and leads it into a sump pump. The sump pump is what discharges the water away from the foundation, keeping a healthy, dry crawl space. Once the installation of the drainage system is finished, we lay down an extra protectant made of fiber-woven poly, called a Vapor Barrier.

While inspecting a crawl space we look at the interior and exterior of the crawlspace to see where we can discharge the water. We would always prefer to do a gravity drain exit if possible and let Mother Nature (gravity) do its job. This is only possible if the slope of the yard allows us to. If a gravity drain exit is not possible we install a basin and sump pump into the crawl space to then discharge the water away from the foundation. Discharging the water in the correct location is essential to keep your home safe from foundation settlement.

If your crawl space requires a sump pump we bury the pumping underground and attach a bubbler pot to the end of the pvc. This ensures minimum erosion in the yard.
