Stair step cracks can be interior or exterior. They appear in cinderblock foundations or brick exteriors. This is due to foundation settlement from weak soil over a period of time. 

Horizontal Cracks

A horizontal crack is also known as a bowing wall. This type of foundation crack is caused by hydrostatic pressure; the build-up of water behind a block wall.

Dry wall cracks, also known as sheetrock cracks, are an interior warning sign of foundation settlement. 

Uneven Doors & Windows

Uneven or stuck windows and doors are caused by the sagging of the floor. Ultimately, this will be from sagging floor joists, or foundation settlement in that area.

Carbon Fiber Straps are an extremely effective method used for foundation repair. They are used to repair bowed, buckled, or cracked walls. These straps are 8-10 times more stretch-resistant than steel and are designed to strengthen and stabilize foundation walls. The advantages to installing carbon fiber straps are that the homeowner loses no area within the home, requires no maintenance, and has a one to two-day installation process. This foundation repair method comes with a lifetime warranty.

Helical Piers are often used when a home is built on fill dirt. The helical pier is fabricated out of steel and then galvanized to prevent corrosion. The helical piles are driven into the ground with a drive shaft until load bearing soil is reached. Once load bearing soil is reached the bracket head is bolted to the footing. Your home is now stabilized and can be lifted into its original place.

Push Piers are used when a home’s basement or crawl space wall is suffering from foundation settlement. This settlement is usually caused by expansive soil, tree roots, or soil that is not correctly compacted during the time the house was built. This pier system is installed to stabilize and / or lift the foundation walls back in place. Tri-State Waterproofing applies a protective zinc coating to the piers to prevent them from rusting underground. Soldier beams are often used when there is a lack of exterior access necessary for a Tie-Back system. The solder beam is bolted to the footing and floor system which guarantees the wall to stabilize in place. Depending on the severity of the damaged foundation wall the solder beam can be designed to strengthen the wall over time. The advantages to using solder beams are that the outside of the home is not disrupted and comes with a lifetime warranty.

Tie-Back System shown in these images above and the video below are used to permanently stabilize and straighten a bowed or cracked foundation wall. A Tie-Back System has the capability to pull the wall back into place. This requires exterior excavation to relieve the wall of hydrostatic pressure. A steel rod is driven through the wall and then plated on each end. We then tighten the interior bolt to strengthen the wall. This method is used for more of the severe foundation repairs we run across.

A very common warning sign our foundation repair specialists see when inspecting a home is disconnected downspouts. The reason this is so damaging to the foundation of a home is that all of the water that your gutter system catches is being dispensed right beside the home’s foundation. Over time, the water will cause the soil that the foundation is built on to wash away. As a result, the cinderblock or brick foundation will settle and form stair-step cracks on the interior and exterior of your home. 

To fix this problem, we use a water management technique and extend the downspout with a pipe. The pipe is direct far and away from the home to ensure no more soil is washed away from the foundation.
