Yes. In Georgia and across the humid Southeast, an encapsulated crawl space needs a dehumidifier in nearly every case. The vapor barrier slows ground moisture. It doesn’t remove moisture already floating in the air. And once you seal the vents, you’ve closed off the only path that moisture used to escape through.

Building code allows four ways to condition a sealed crawl space. A dehumidifier is one of them. In climate zone 3A, which covers most of North Georgia, it’s the option most homes end up using anyway.

Here’s the reasoning behind that, the actual code language, the humidity target you’re aiming for, and how to size the unit correctly.

Why a Vapor Barrier Alone Will Not Control Humidity

The plastic sheeting installed during encapsulation is a vapor retarder, not a vapor barrier. That distinction actually matters. A retarder slows moisture movement from the soil. It doesn’t stop it.

Three moisture sources still survive encapsulation:

  • Ground moisture migrating through seams, penetrations, and the retarder material itself
  • Condensation forming on cool surfaces, especially uninsulated ductwork and supply lines
  • Air infiltration through the access door, rim joist gaps, and plumbing penetrations

Encapsulation doesn’t touch dew points either. Warm humid air meets a cooler surface, and water condenses. Simple as that. Seal the space, and whatever moisture shows up has nowhere left to go.

Before encapsulation, foundation vents at least gave moisture an exit. Not a great one. In Georgia summers, those vents often let in more moisture than they let out, but a path existed. Seal the vents, and that path is gone. Something has to take its place.

What Building Code Requires for a Sealed Crawl Space

The International Residential Code treats an unvented crawl space as part of the building envelope. Section R408.3 lays out four options: continuously operated mechanical exhaust, conditioned air supply, a plenum arrangement, or dehumidification.

Most Georgia contractors land on the dehumidifier. That’s climate talking, not preference. Outdoor dew points across North Georgia stay high enough for months at a time that ventilation-based methods just struggle. Pulling conditioned house air down into a crawl space doesn’t help your cooling bill either.

One caveat worth mentioning: a crawl space with HVAC equipment sitting inside it gets some partial conditioning just from equipment leakage. Homes with a mostly below-grade crawl space also hold temperature better on their own. Both of those things reduce the moisture load somewhat. Neither one gets rid of the need in a Georgia summer.

What Humidity Level Should a Crawl Space Hold?

A crawl space humidity level should be targeted at 50 to 60 percent relative humidity year-round.

Why that range? Look at what happens on either side of it. Mold growth speeds up above roughly 60 percent sustained relative humidity. Wood decay fungi need framing lumber above 20 percent moisture content, and framing gets there once the surrounding air stays humid long enough.

Drop 50 percent below, though, and you’re just burning energy for nothing. No extra protection comes with it.

Set the dehumidifier to 55 percent and let it cycle on its own. A crawl space hygrometer will give you a reading without you having to crawl in and check every month.

What Size Dehumidifier Does a Crawl Space Need?

Two things drive sizing: square footage and moisture load.

Square footage is easy math. Moisture load is trickier; it depends on drainage condition, water table, how good the encapsulation job actually is, and whether standing water shows up after storms.

Here’s a trap that catches almost everyone. Dehumidifier capacity ratings get measured under warm conditions. Your crawl space runs cooler than that, often down in the low sixties. So a unit rated at a certain pint-per-day figure will actually deliver less once it’s sitting in a cool crawl space. Ask for the performance number at crawl space temperatures. Don’t just trust the headline number printed on the box.

Three features worth insisting on:

  • Ducted discharge routed toward the crawl space perimeter, so the unit actually moves air instead of just drying one corner
  • A condensate pump or gravity drain running to a proper discharge point, never onto the vapor barrier
  • Automatic humidistat control, so the unit cycles instead of running nonstop

A retail basement dehumidifier plopped down on the plastic is the wrong tool for this. Those units freeze up at crawl space temperatures and drain straight into a bucket that nobody ever remembers to empty.

Does an Encapsulated Crawl Space Need Insulation?

Usually, yes. And it goes on the walls, not between the floor joists.

Once you seal a crawl space, it becomes part of the conditioned envelope. The thermal boundary shifts from the subfloor down to the foundation walls. Rigid foam board on the interior of the foundation walls, plus across the rim joist, keeps the space closer to house temperature. That lowers condensation risk and eases the load on the dehumidifier.

Fiberglass batts stapled between floor joists? That’s the old way, and it was never a good one. Batts soak up moisture, sag, fall down, and trap dampness right against the subfloor. If you’ve still got batt insulation hanging in an encapsulated crawl space, pull it out.

Georgia code has specific requirements for foam thickness and ignition barriers in crawl spaces. Check the details with your contractor before anything goes in.

What Happens Without One

Sealing a crawl space with no conditioning method at all produces a worse outcome than just leaving the vents open would have.

It plays out the same way almost every time. Humidity climbs past 60 percent and stays there. Condensation shows up on ductwork and framing. Mold appears on joists and subfloor within months. Framing moisture content pushes past 20 percent, and wood decay fungi wake up. Insulation sags. Musty air drifts upstairs through the stack effect — because roughly half the air you’re breathing on the first floor started out down in the crawl space.

Every one of those problems costs a lot more to fix than a dehumidifier costs to install in the first place.
