Crawl space rot treatment only works if you fix the water first. Cut out the bad wood, spray a fungicide, walk away, and you’ll be back under the house in two years looking at the same soft joists. The fungus that eats your floor framing needs one thing to live, and it isn’t wood. It’s moisture. Take that away, and the rot stops. Leave it and nothing you do to the lumber matters.

That’s the short version. Here’s what’s actually happening under your floor, how to tell how bad it is, and what a real repair sequence looks like in a Georgia crawl space.

What Crawl Space Rot Actually Is

Wood rot is fungal decay. Airborne spores land on framing lumber, and when that wood stays wet long enough, those spores germinate and start eating the wood itself, first the sugars and starches, then the cellulose and lignin that give a joist its strength.

That last part is what separates rot from ordinary surface mold. Mold sits on top of the wood. It’s ugly, it smells, it’s bad for your indoor air, and it wipes off. Rot goes into the wood and dismantles its structure from the inside. A joist loses most of its load-bearing capacity long before it looks bad enough to worry a homeowner.

Wood moisture content is the number that matters. Framing lumber in a dry home usually sits around 10 to 15 percent. Decay fungi need wood above roughly 20 percent to get going. Below that, spores sit there dormant, sometimes for years, waiting for conditions to change. Above it, the clock starts.

This is why rot and crawl space mold remediation so often come up in the same inspection. They share a cause. Where you find one, expect the other.

Wet Rot vs. Dry Rot: Why the Difference Matters

Homeowners use “dry rot” for any crumbling wood. Contractors mean something more specific, and the distinction changes how you treat it.

Wet rot is the common one. It’s what you’ll find in the overwhelming majority of Georgia crawl spaces. It needs a sustained wet source: standing water, a plumbing leak, groundwater wicking up through the soil, condensation dripping off ductwork. The wood goes dark and spongy; you can push a screwdriver straight into it. The good news is wet rot stays close to its water source. Dry the crawl space out, and it stops spreading.

Dry rot is the aggressive one. The name is misleading; it still needs moisture, just less of it. Dry rot fungus can move water through its own strands to reach wood that isn’t wet on its own, and it travels across masonry too. It leaves wood cracked into brown cubes that crumble when you touch them. It’s frequently mistaken for termite damage. Dry rot is less common, but when it shows up, the removal zone has to extend well past what’s visibly damaged.

If you can’t tell which one you’re looking at, that’s a normal outcome of a flashlight inspection from the hatch. It’s one of the first things a technician confirms on site, because it determines how much wood comes out.

Signs You Have Rot Under Your Floor

Most people don’t discover crawl space rot in the crawl space. They discover it upstairs.

  • Floors that bounce, sag, or feel soft in one spot
  • Musty smell directly above the crawl space, usually worse after rain
  • Sticking doors and windows with no obvious cause
  • Gaps opening between baseboards and flooring
  • Insulation dropping out of the joist bays
  • Power bills creeping up; damp crawl space air costs more to condition
  • More pests than usual; softened damp wood draws them in

If you can safely get under the house, the field test is simple. Take a screwdriver and press it into a joist, the sill plate, and the band board. Sound wood resists. Rotted wood takes the tip with almost no pressure, and that’s your answer. Check the perimeter first, then anywhere near plumbing and the HVAC lines.

Why Georgia Crawl Spaces Rot So Reliably

North Georgia summers combine high heat with high humidity, and traditional building code called for crawl spaces to be vented. Open foundation vents were supposed to let moisture escape. In a dry climate, that logic holds. Here, it works backward. Warm, humid outside air pours in through those vents, hits the cooler surfaces under your floor, and condenses. The vents meant to dry the space are actively watering it.

Then add our heavy red clay. It drains slowly and holds water against the foundation after every storm. Bare dirt floors release ground moisture into the air around the clock. Put that together, and you get crawl spaces sitting above 70 percent relative humidity for months at a stretch. That’s enough to keep framing lumber in the decay zone indefinitely.

None of that is a defect in your house. It’s how thousands of homes across Gainesville, Woodstock, Canton, Athens, and metro Atlanta were built. It just means the crawl space needs to be managed rather than ignored.

How to Treat Crawl Space Rot?

Effective crawl space rot treatment follows a specific order. Skipping steps is how homeowners end up paying twice.

1. Find and Kill the Water Source

Before a single board is touched, the moisture has to be traced. A leaking supply line, a failed sewer connection, downspouts dumping against the foundation, negative grading, a groundwater table that rises after heavy rain, condensation off uninsulated ducts. Each one calls for a different fix. This step is the whole repair. Everything after it is cleaned up.

2. Assess How Far the Damage Goes

A technician goes through the framing and separates what’s cosmetically affected from what’s lost real structural capacity. Wet rot usually stays near its moisture source. Dry rot may have traveled well past what’s visible. Moisture meter readings across the framing map the active zone.

3. Remove and Replace What’s Beyond Saving

Wood with significant decay comes out, along with a margin of adjacent material. The fungus extends past the discoloration you can see, so the removal zone is always wider than it looks. Surrounding surfaces get cleaned, debris comes out of the crawl space rather than getting left there, and replacement lumber goes in pressure-treated.

4. Reinforce What Can Be Saved

Not every compromised joist has to be torn out. Where a member is weakened, but the run is otherwise sound, sistering restores support without touching the floor above. That means fastening new lumber alongside the damaged framing to carry the load. Where the framing has settled, adjustable steel support jacks stabilize it and can gradually bring sagging floors back toward level.

5. Treat the Remaining Wood

A borate-based fungicide applied to the sound wood that stays in place makes it inhospitable to fungi and helps against wood-boring insects at the same time. This is protection, not a cure. It does nothing for a joist that’s already lost its strength, and it won’t hold up if the crawl space stays wet.

6. Seal the Environment So It Can’t Come Back

The last step is what makes the first five permanent. Seal the foundation vents, install a proper access door, address bulk water with an interior drainage system and a sump pump where the water table is a factor, lay drainage matting where needed, and encapsulate with a heavy-duty vapor barrier across the floor and up the walls. A crawl space dehumidifier holds relative humidity in the 50 to 60 percent range year-round after that.

At that point the wood dries out and stays dry, and the fungus has nothing to work with.

Can You Treat Crawl Space Rot Yourself?

Partly, and only at the small end.

If you’ve caught a single damp area early (a board with surface discoloration, no softness under a screwdriver, and a leak you’ve already fixed), cleaning the area, drying it out, and applying a borate treatment is a reasonable homeowner project.

Past that, DIY runs into three hard limits.

Anything structural is the first. Once a joist, girder, or sill plate has lost capacity, replacing or reinforcing it means temporarily carrying the load of your house. Getting that wrong is dangerous.

Diagnosis is the second. Telling wet rot from dry rot, finding a groundwater source, mapping how far the decay has actually spread- all of it takes moisture metering and real experience. Under-removing guarantees the problem comes back.

The environment is the third, and it’s where most DIY repairs eventually fail. Retail fixes don’t solve a crawl space running at 75 percent humidity every summer. If you don’t solve that, everything else you did is temporary.

The honest test is whether you can identify and eliminate the water. If you can’t, treating the wood is spending money on a symptom.
